Booking Policies - No Cancellation

Similar to any airline reservation, our owners have an opportunity cost when accepting your booking. Once our system blocks off your dates for a reservation, it becomes unavailable to other guests. For this reason, we do not allow the cancellation of any paid bookings or partially paid bookings. If your stay is more than 3 months away, we can accept half of the payment to book your stay, the remaining half will be automatically charged to your card 60 days prior to your stay. We do allow you to change the dates of your stay as long as you make the change prior to 2 weeks before your stay. A $200 change fee will be applied for any date changes.

Acceptance of the Property as Represented Online

Unfortunately we cannot show properties to guests prior to booking or hold properties to give time to do a "drive by". We do show up to 20 pictures of each property, far more than any other firm, and provide detailed descriptions so you can get a good idea of what each property has to offer. If you would like to drive by the property to check it out prior to booking you can! There are no cancellations or refunds allowed due to inclement weather, forest fire smoke, seasonal pollen, low lake levels, localized construction activity, or simply because "you don't like the property". What to Expect Winter

Lake Tahoe can receive up to 6 feet of snow in a severe snow storm giving us that wonderful powder snow! Please make sure you drive a 4 wheel drive car and that your tires are in good shape. Each property is contracted with a snow removal company to remove more than 6 inches of snow once per day. While the drivers make every effort to clear the driveway in the morning, they may not get to your property until 9 or 10 o'clock in the morning in a severe storm. They are also not available to come back during the day to remove snow berms made by the road plows. If there is a snow blower at the property you may use it at your own risk, otherwise you may have to do some shoveling! While we endeavour to deliver each property clear of snow in the entry ways and hot tub for your arrival, it's up to you to clear snow from hot tub covers and entry ways during your stay. If you are unable to operate a snow blower or shovel snow, you may want to consider staying at a hotel or condo at Northstar or Squaw Valley as opposed to a home in the mountains.

What to Expect Summer

The middle of June through mid July is pollen season in Tahoe. The fir trees do their thing and spread a fine yellow dust all over window screens, decks and outside furniture. Despite continual cleaning, it's only a matter of hours before the pollen coats everything again, so do not be surprised to find pollen on the deck furniture at this time of year. If you have severe allergies, you may wish to visit during winter, spring or fall when pollen season is over.

Forest fires are not common in Lake Tahoe but they do happen in other parts of the state. Smoke from these fires can blow in and out of the Tahoe Basin depending upon the wind direction.
